Planning to be submitted for trio of Sheffield sites

Sheffield Housing Company (SHC) is working on planning applications for 133 new homes across three separate Sheffield sites.

The SHC partnership is Sheffield City Council’s joint venture development company with private developer Keepmoat and Great Places Housing Group; it has delivered over 1,700 new homes across the city since 2011.

Marking the next phase of the partnership’s city-wide regeneration strategy, the proposed schemes – being submitted imminently – would deliver properties in the Manor, Parson Cross, and Arbourthorne.

Should the plans be passed, these sites would be the first of five SHC developments being brought forward across the city over the next four years – all on former housing land and together delivering more than 300 homes in total.

There would be a mix of tenures across the sites, including a selection of one, two, three and four bedroomed properties, with private parking and gardens. This would comprise affordable homes including rented and shared ownership, some potentially to be taken on by Sheffield City Council, as well as houses available for private sale, catering to a diverse range of local housing needs.

All house styles are working towards the Future Homes Standard (FHS) – an updated UK building regulation which ensures that newbuild homes are “zero-carbon ready” and will benefit the eventual occupants by reducing energy consumption.

The first development to be submitted for planning approval, is in the Manor area, and comprises a 32-home development spanning Wulfric Road in the area of Fitzhubert Road, set within generous public open spaces and connected into the local network of homes and parks. The informal ‘kick about/ football’ area currently on this land would be replaced at another local location, with proposals focused on options around the nearest part of Manor Fields Park.

A 74-home development at Deerlands Avenue, in Parson Cross, would be the largest of these first three projects, with all properties enjoying pleasant green backdrops and benefitting from excellent transport links through the neighbourhood and into the city centre.

The third proposed scheme, on land at Daresbury Drive that has been under-utilised for the past 30 years, would deliver 27 new homes in Arbourthorne, offering smaller starter accommodation through to medium and large-sized family homes with far reaching views towards the city and countryside.

In the past month SHC has run a programme of consultation with residents local to each site and has taken submitted views into consideration in finalising the planning applications.

“The environment also sits at the heart of the developments’ layouts – homes built to high energy performance standards, with distinctive kerb appeal and off-street private parking, benefitting from improved public open spaces with new planting, as well as development of new habitat and biodiversity areas within the sites contributing to ecological value in the wider city.

“In this way, SHC is leading neighbourhood regeneration and development activity in these strong existing communities.”
